Our Conveyancing Fees

Sale of Property – Legal Fees

Our legal fees cover all of the work required to sell a property.

We are required to charge Value Added Tax (VAT). This is a 20% tax added to our fees and disbursements, except where we indicate the disbursements are not subject to VAT. The fees listed are our average fee ranges for selling a property. The fee, including additional fees and disbursements, may vary depending on the source of the instruction, your solicitor’s experience and location, the cost of the property and the level of work we need to do.

Our fee assumes that no unforeseen matters or complications arise. That there is no unreasonable delay from 3rd parties and no indemnity policies are required.

Legal Fee: £529.00 – £3,000 plus VAT

Please note the fee range will vary depending on the work required. Factors that may increase the fees include:

  • If the property is leasehold
  • If there is a referral fee
  • Expedited transactions
  • If we need to complete an electronic ID check
  • If you are a non-UK resident

Other Additional Fees (If applicable): 

  • AML Search £4.50 plus VAT (per client)
  • Bank Transfer Fee (for each additional transfer) £30 plus VAT
  • Leasehold Fee £172.50 plus VAT
  • Redemption of Help to Buy Mortgage £143.75 plus VAT
  • Redemption/removal of cautions or restrictions £86.25 plus VAT (each)
  • Transaction involving an existing tenancy £57.50 plus VAT
  • Freehold Management/Rent Charge Administration £86.25 plus VAT
  • Drafting Statutory Declaration/Statement of Truth for Title Defect £86.25 plus VAT
  • Arranging Indemnity Insurance for defective title issues/lack of certificates £57.50 plus VAT (each)
  • Appointment of Additional Trustee £86.25 plus VAT
  • Deed of Variation of an existing Lease/Transfer £115 plus VAT
  • Final Staircasing of Lease £115 plus VAT

Referral fee 

Amount of average referral fee = £150.

This fee will vary depending on the source of the instruction.

Disbursements

Disbursements are costs that are payable to third parties, such as title deeds, management packs (if applicable). We pay these on your behalf.

Purchase of Property – Legal Fees

Our fees cover all of the work required to purchase a property. This includes dealing with

  • Registration at the Land Registry
  • Dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England (Land Transaction Tax if the property is in Wales)

We are required to charge Value Added Tax (VAT). This is a 20% tax added to our fees and disbursements, except where we indicate the disbursements are not subject to VAT. The fees listed are our average fee ranges for a property purchase. The fee, including additional fees and disbursements, may vary depending on the source of the instruction, your solicitor’s experience and location, the cost of the property and the level of work we need to do.

Our fee assumes that no unforeseen matters or complications arise. That there is no unreasonable delay from 3rd parties and no indemnity policies are required.

Legal Fee: £598.00 – £3,000 plus VAT

Please note that the fee range will vary depending on the transaction. Factors that may increase fees include:

  • If the property is leasehold
  • If a lease extension of deed of variation is required
  • ‘Help to Buy’ involvement
  • Expedited transactions
  • If we also need to act for your lender
  • If there is a referral fee
  • If the purchase is ‘off-plan’
  • If we need to complete an electronic ID check
  • If a unilateral notice is required to be registered with the Land Registry
  • If you are a non-UK resident

  • Freehold Management/Rent Charge Administration £115 plus VAT
  • Deed of Postponement £86.25 plus VAT
  • Occupiers Consent forms to be completed £57.50 plus VAT (each)
  • Gifted deposit/Gift from Third Party Administration £57.50 plus VAT (each)
  • Help to Buy/Lifetime ISA Bonus administration £50 plus VAT per bonus
  • Forces Help to Buy Advance Administration £115 plus VAT
  • Final Staircasing of Lease £115 plus VAT

This fee will vary depending on the source of the instruction.

Disbursements

Disbursements are costs that are payable to third parties, such as Land Registry fees. We pay these on your behalf.

  • Search Pack: £169.20
  • Land Registry Fee: £20.00 – £500.00 * if the property is un-registered the fee charged by HMLR is doubled.

Remortgage of Property – Legal Fees

Guidance: Our fees cover all of the work* required to complete the remortgage of your home.

We are required to charge Value Added Tax (VAT). This is a 20% tax added to our fees and disbursements, except where we indicate the disbursements are not subject to VAT. The fees listed are our average fee ranges for selling a property. The fee, including additional fees and disbursements, may vary depending on the source of the instruction, your solicitor’s experience and location, the cost of the property and the level of work we need to do.

Our fee assumes that no unforeseen matters or complications arise. That there is no unreasonable delay from 3rd parties and no indemnity policies are required. We assume no defects in title that require remedying prior to completion or the preparation of additional documents ancillary to the original transaction.

Legal Fee: £460.00 plus VAT

Please note the fee range will vary depending on the work required. Factors that may increase the fees include:

  • If the property is leasehold
  • If there is a referral fee
  • Expedited transactions
  • If you are a non-UK resident
